What concrete cancer is, and how we repair it

Concrete cancer is the name for steel reinforcement rusting inside concrete.

As the steel rusts it expands, cracking the concrete and pushing pieces off the surface, which is called spalling.

We cut back to sound concrete, clean and treat the steel or replace it where needed, and reinstate the concrete with a repair mortar shaped to match.

A protective coating or paint system then helps protect the repair and the concrete around it.

Remedial work on Class 2 apartment buildings

The Design and Building Practitioners Act 2020 sets the rules for building work on Class 2 buildings in NSW, which are apartment buildings.

We're a registered building practitioner (BUP0001059) with an open Class 2 registration, so we carry out remedial building work on apartment buildings, including complex multi-storey and mixed-use buildings.

We build to the designs and specifications prepared by the engineer, and complete the compliance documentation the scheme asks of the building practitioner.

Inspections and builders reports

Before major works, a clear picture of the building helps the committee plan and budget.

We inspect with rope access and drones where needed, and give practical advice on what to repair now and what can be planned for later.

Our builders reports set out what we found, with photos, in plain language the committee can act on.

“5 stars for workmanship, warranty and communication.”

Questions

Concrete cancer and remedial building: questions we're asked.

What causes concrete cancer?

Water and salt reaching the steel inside the concrete, usually through cracks or where the concrete cover over the steel is thin.

Sydney's coastal air means buildings near the water see more of it.

Can concrete cancer be repaired, or does the concrete need replacing?

Most concrete cancer is repaired in place, by removing the affected concrete, treating the steel and reinstating it.

Where the damage is extensive, an engineer may specify a larger repair, which we also carry out.

Do I need a registered building practitioner?

For remedial building work on Class 2 apartment buildings in NSW, the Design and Building Practitioners Act generally requires a registered building practitioner.

We're registered (BUP0001059), and your strata manager or engineer can confirm what your project needs.

Do you work to an engineer's specification?

Yes, we carry out remedial works to engineers' designs and specifications, and work alongside the engineer through the project.

Can you inspect a building without scaffolding?

Often, yes.

Rope access and drone inspections let us look closely at facades, balcony edges and roofs without scaffolding.
